COVID UPDATE

THANKFULLY the lifts are spinning at full capicity.   Masks are REQUIRED, vaccines are being distributed and tests offered for free.   

Restaurants are at 25% capacity but have expanded and morphed with geodesic domes, heated tents and the like.  Note the most current information linked below:

RESTAURANT UPDATES

new:  DANTE at Snow Lodge

This is the 3rd DANTE  location for the owners who've teamed up with Snow Lodge (new last year).   Located at Aspen's gondola plaza.   Its a tough space with at least  5  resaturants that I can remember off the top of my head, so here's hoping this one flies.   I'm betting it does.   Now open seven days a week for lunch, dinner and apres.    

new:  NAKAZAWA ASPEN  

New York-based Michelin star winner comes to Mr. Grey’s space in Aspen    The a la carte menu has average Aspen-priced offerings., but there is a fabulous splurge option as well:  the OMAKASE (chef’s dinner).

TAPAS and WINE BAR.   I've written about JOONAS for almost 2 years now in this AspenINTEL ... finally, it is OPEN!   This small-plate tapas concept is located in the former Cooking School of Aspen space on restaurant row (Hopkins Ave) next to Hooch.   The decor is moody and inviting, and the team is top notch.   Wishing Alia Joonas and Bridger Smith the best.   (I'M A FAN!).     (970) 922-9218

The GORSUCH family is hugely involved  in supporting the tight-knit Aspen community:  They also know a thing or two about style and SKIING...

The Gorsuch family is also deeply connected in the history of Colorado, hailing from a long lineage in Aspen and Vail.   (Note that Supreme Court Justice Neil Gorsuch is a cousin).

2020 ASPEN REAL ESTATE MARKET REVIEW  =  TOTALLY  UNPRECEDENTED  

In 2020, buyers came from all over the US:  Chicago, New York, Florida, California and Texas,  spending $3.2 BILLION DOLLARS for Aspen and Snowmass real property as of 12/31/20.   This represents a  120 %  increase over last year.   

The COVID URBAN EXODUS brought buyers eager to own a slice of Aspen and its rarified air.  There's no question that Aspen is a singularly unique destination.  Its aesthetically compelling locale combines with many cultural offerings of a big city, packaged beautifully in a small jewelbox town.    Both full-timers and part-timers are highly educated, successful, and involved in the community.  They're drawn here by the  environment,  strong cultural ammenities, staggering beauty,  controlled growth, and recreational elbow room.    Add to that safety, low crime, fresh air, solid infrastructure, a city government with deep pockets,  and remote access via a local airport.     

2020 CLOSED PRICES show approximately 20% price increase across all sectors over 2019 prices.     The extremely llmited inventory is due in large part to Aspen's size.   Aspen proper is postage-stamp-sized with only 3.5 square miles, total.  Expansion opportunities are non-existant due to the surrounding private or forever-protected acreage, and topological constraints.  Very few empty lots exist and the primary development opportunities are to tear down and rebuild.   Inventory is further restricted by the very challenging city/county building restrictions which were born during the antigrowth sentiment starting in the late 1960's.  Good or bad, this has lead to the look and feel of current Aspen and is part of what makes residing here so appealing.    

Additionally, luxury high-end home construction and renovation in the last 30 years has resulted in Aspen being one of only 3 ski resorts in the entire world which regularly see homes trading at over $25,000,000  and the only one in the USA.

So it's not shocking or surprising that the currrent Aspen market frenzy is mostly fueled by properties trading over $10,000,000. 

As of Dec 25, 2020 there have been 97 properties which have closed over $10,000,000.    Further, the average sold price of these 97 homes = $16.5mm.   This equals a stagering $2,958 per sq.foot on AVERAGE for those homes which have sold over $10,000,000.   There are plenty that have not sold, but in this market that is primarily due to grossly inflated pricing.

These figures become especially mind-blowing when you consider that the previous record was in 2017 with 26 properties selling over $10mm, and of those, the average price was $15mm or nearly $2000 per sq.foot.  

With all the surprises this year, who is to say if this can and will continue.  What we do know is that those who can buy, do....  simply because they can.   The wait and see game has left many Buyers with empty hands.   As ever, a large percentage of Aspen Sellers dont financially 'need' to sell,  so Buyers are paying up providing the pricing is arguably fair given the market conditions.    They reason, "Why not park money where you can use it :  Why not enjoy a fabulous home in a fabulous locale?"    There are not many lifelong memories forged with a stock certificate.    We can't buy health or time, but we can buy space.    Space for the entire family.    Space for the future.    Space for memories.     As my buyer said, "Why not explore the options?" 

SPECIAL OFFERINGS

LISTINGS:   There are several off-market pocket listings, however recent MLS policy restrictions do not allow me to advertise details in a newsletter forum.
