Greetings from Aspen/Snowmass...
For winter lovers, there was good news on Groundhog Day when Punxsutawny Phil saw his shadow, "promising" 6 more weeks of winter. The great news is that Aspen/Snowmass snowpack is 133% OF NORMAL, and THE BEST IN 10 YEARS (read here: Weekly Snow Pack Report.) with more snow forecast now through March.

MADAME USHI is now open in the former 7908 space on Hyman Ave mall. Billed as a Japanese steak house, the interiors have been elegantly redone in rich jewel tones. The menu offers uni, kobe, and even Japanese eggs benedict.
GALA: now open... the intimate club at Madame Ushi, which was entirely remodelled including upgraded sound system. Depending on which celebrity DJ may be dropping in... costs are $0 up to $5k for a table.
PARC ASPEN opened in the L’Hostaria Ristorante space, with a creative menu AND A LOWER COST ***BAR MENU*** w/ $18 pizzas, $21 Bolognese , $28 Steak Frites etc.
BREAKFAST: Pepperjack at the Gant in Aspen is a hidden treasure for an inexpensive breakfast. Pepperjack
NEW: UNRAVEL coffee house in the former HUB of Aspen, across fr the Wheeler
Moving: THE WILD FIG by CP Group's Sam and Craig Cordts-Pearce, is moving next door to the former Nakazawa space due to Gravity Haus (see below)
Now Open: OAKBERRY Acai Bowls and Smoothies next to Parc Aspen, at 616 E. Hyman Ave, next to CCA Architects.
WHOLE EMPANADA - in the outdoor space at 401 E. Hyman Avenue on the pedestrian mall, where Red Fox Yogurt operates in the summer.
COMING SOON...
- GRAVITY HAUS : a membership-based concept in the former space of Su Casa complex. The restaurant will be in the Wild Fig space (see above). Membership includes access to bars, lounges,a coworking space, gym and ski lockers. Aspen is Gravity Haus' 6th location and the first clubhouse without lodging.
- ST.AMBROEUS CAFE at 520 E. Hyman Ave (the old iPRO Center which has moved to 500 E.Main). The Cafe's long-term plan is to open in the Main Street Bakery spot.
- LAKESIDE at the Tree Farm, across from Whole Foods in Basalt (30 minutes from Aspen), At the west end of Kodiak Lake, a mixed use development w/both residential and commercial / retail space with lovley views of the lake and majestic Mt Sopris. Breaking ground soon. Call 970-948-6786.

Get ready to jam this winter with the return of the highly anticipated Bud Light Hi-Fi Concert Series. Mark your calendars with upcoming performances from SNACKTIME on February 21, Mt. Joy on March 4, The Robert Randolf Band on March 5, and The Heavy Heavy wrapping up the series on March 25. From Snowmass Base Village to Gondola Plaza and downtown Aspen, all shows are free to the public.

REAL ESTATE MARKET
SNAPSHOT: the average sale price and average sold price per SF reached all-time highs in 2022 which was clearly skewed by an unprecedented number of over $20m closings (see below). However, unlike the frenzied Covid years, we are seeing the market shift to favor Buyers who are willing to wait it out, and/or find more motivated Sellers.
VOLUME: in 2022, the # of closed transactions totaled 343 in Aspen/Snowmass (which includes Woody Creek, Brush Creek and Old Snowmass). 60% of those traded below $5million, 40% traded above $5million.
SKEWED: total dollar numbers are skewed by the marquis outlier properties: of the 60% of properties which closed above $5million, a staggering 25 of those properties traded above $20million dollars, with the highest being $60million.
INVENTORY is up significantly in Aspen and Snowass as a percentage, but dont let the overall % be misleading. Inventory is still very low.
There are over seven decades worth of data illustrating the strength and resilience of the unique Aspen/Snowmass market. There may be slight dips or plateus, but prices keep ascending. What we know is that Buyers will pay up for the one-off Aspen/Snowmass lifestyle ... THAT IS .... only when a property is well-located, is well-built, and has in-demand quality features, finishes and decor. After the Covid frenzy, dated properties or those located poorly are not moving without significant price reductions, aka, a realistic shift in Seller's expectations. Yet even with price reductions, it is highly doubtful we will see average prices drop below pre-Covid prices.
