Hiya INTEL fans:   HAPPY HOLIDAYS!   I hope this finds you and yours well and enjoying this special time.    We've had an amazing start to the ski season here in Aspen Snowmass.   Aspen Ski Co graciously started spinning the lifts on 11/19: earlier than scheduled! Since then the storms have continued to roll in consistently.  The winter snow forecast is higher than average.

Our real estate sales are still mind-bending in the outlier market.  This year so far, 6 sales traded between $45-$60million and have skewed the median price for an Aspen single family home to over $20 million as of November 2022.   (data source HERE)

RESTAURANT and CLUB UPDATES

HOLIDAYS:  there may still be space at :  THE DOWNHILL DISCO at the Aspen Art Museum on December 29  (to benefit the educational and curatorial initiatives of the Aspen Art Museum).    ALSO , the NYE Masquerade at BETULA  is December 31st. Come enjoy live music, bottomless Cristal champagne, and luxury French-American dishes created by Chef Laurent Cantineaux.    FOR MORE EVENTS, click here. 

Limited TIME:   Ponyboy at the W Aspen for a five-month winter residency. Creative cocktails, DJ’s and dancing make this the perfect après ski-destination.   JUST LIKE OLD TIMES AT THE SKY!  

New Owners:  HOOCH :  Pat Flannigan and Quinn Gallagher are in process of becoming new owners at the bar they have run together for the past six years. 

Now Open:   PARC ASPEN  in the  L’Hostaria Ristorante space, opened 12/16 with brand nwe Interior architecture by Thunderbowl Architect's Ryan Doremus.   

Now Open:   OAKBERRY Acai Bowls and Smoothies next to Parc Aspen, at 616 E. Hyman Ave, next to CCA Architects.  

Coming soon:  MADAME USHI in the former 7908 space on the Hyman Avenue mall, with nightclub GALA in the adjacent space.

Coming soon:   WHOLE EMPANADA:  in the outdoor space at 401 E. Hyman Avenue on the pedestrian mall, where Red Fox Yogurt operates in the summer.

Coming soon:   SANT AMBROEUS CAFE at 520 E. Hyman Ave (the old iPRO Center which moved to 500 E.Main).   Their long-term plan is to open in the Main Street Bakery spot.

CLOSED:  Main St Bakery, Red Onion, Aspen Pie. Nakazawa, and Su Casa.   All have been taken over by Mark Hunts group, along with other non-restaurant spaces.   Also Over-Easy and Aspen Brewing Co., which the Hillstone Restaurant Group purchased in 2017 but still remains undeveloped.

Moving:   THE WILD FIG by CP Group's Sam and Craig Cordts-Pearce, is moving next door to the former Nakazawa space.   They will also manage the Popcorn Wagon.

TO COME:  The space that was most recently occupied by Tatanka, next to SteakHouse 316, which closed in 2021, is supposed to open by next summer as a Thai restaurant and a Japanese concept in the below-grade space underneath (the former Syzygy v.2 space).

TO COME:  in the former Hops Culture space on the Hyman Avenue mall, is under contract with a new restaurant concept that I can't disclose yet.  

TO COME:  The restaurant space in the Golden Horn building (formerly MARU) won’t be open until next winter as the third  NICE GUY RESTAURANT which will pay homage to the era of mafia bars and restaurants and has an old-school Italian menu.

TO COME:   The spaces that housed Victoria’s Espresso on Durant, and The Ski Shop will remain closed while Michael Goldberg, owner of the outstanding live music venue, BELLY UP, plans a new concept.

Happening now:   SNOW LODGE at St Regis Hotel, popular with the likes of Kylie/Kendall and Gigi/Bella seen there recently (accroding to page 6) .    The hotel is again hosting the Snow Lodge for the season, the wintery outfit of Montauk’s popular Surf Lodge w/ electronic acts like Diplo, Zedd, Sofi Tukker, Polo & Pan, and Bob Moses.

END OF YEAR UPDATE:   2022 has been a strong year in our local market for quality product, even with the uncertainty caused by national elections, the Ukraine war, inflation, crypto/stock flux and six rate hikes in six months, and a few reductions.

  • VOLUME:  the # of closed transactions totaled 343 in Aspen/Snowmass (which includes Woody Creek, Brush Creek and Old Snowmass).   60% of those traded below $5million, 40% traded above $5million.

  • SKEWED:  total dollar numbers are skewed by the marquis outlier properties mentioned in my opening paragraph above.   That is, 25 properties traded above $20million dollars, with the highest being $60million.

  • INVENTORY, Aspen and Snowass:  is up significantly as a percentage, but dont let the overall % be misleading.  So yes inventory is increasing, but our numbers are still very low.

The numbers show that buyers will pay up for this lifestyle choice when a property is well located, is well built,  and has in-demand high quality features, finishes and decor.   We are seeing that dated properties or those located poorly are not moving without significant price reductions.   It was the founder of Gucci who famously said:  "Quality is remembered long after the price is forgotten"   ....
