LET IT SNOW,   LET IT SNOW,  LET IT SNOW !! 

DECEMBER 29, 2021...

HOLIDAYS 2021 = EPIC SNOW !   After the crazy rain-soaked Christmas eve which lasted all day and all night,  Aspen/Snowmass is now counting the snow depth in FEET, not inches.    Further, we expect more snow by week's end.   It's not too late to come enjoy our world-renowned champagne powder:    There is only ONE Aspen, after all!  

Looking back on 2021,  I wish to thank you for thoughtfully sharing these AspenINTEL e-letters with your friends and famiily.   I also wish to express my sincere appreciation to each of you who've trusted my expertise in local knowledge and market knowledge to guide you with your real estate sales options.   It's been an honor to work with such amazing clients!    Lastly, I send my deeply heart-felt gratitude for referring me to any others considering selling/buying/renting in the Roaring Fork Valley.   I am honored to receive this ultimate form of compliment.

UPDATE:  ASPEN  FLIGHT SCHEDULE

For the 2021-2022 season, the local airport "Sardy Field", located just 10 minutes from the Aspen core,  is offering direct flights from United, American and Detla AIRLINES:   

***NEW:   Delta has a direct flight from Atlanta, GA,

***NEW:    UNITED has a new flight to Santa Ana, Orange County California.   

This brings Aspen's direct flight total to 37: this includes the 20 Texas and California connections,   the eight flights from Denver on United, the seven flights from Chicago offered by BOTH United and American, and the flight from Phoenix on American.   

Aspen's 75th  ANNIVERSARY

***$75 SKI TICKETS***   (reg.$204)

The price is available throughout the season if you hire a ski or snowboard package for 2 or more days.  Also, the US$75 tickets are valid for spring skiing after April 3rd.

LIFT 1a PARTY :  Jan 11:     an après ski party is planned for 11 January at the base of Lift 1a,   The original Lift 1 chair was the first to open on Aspen Mountain in 1946 and was famously the longest chair in the world at the time. ***ALSO JANUARY 9-11 at the Wheeler Opera House.    For the full program and other offers, visit the website.

RESTAURANT UPDATES

WOODY CREEK TAVERN:   is open again after changing hands last winter.   Longtime local restauranteurs Samantha and Craig Cordts-Pearce of CP GROUP are the new torch bearers.  The Tavern has been one of the most famous (infamous?) local restaurant/bars since it opened in November 1980.   You'll recall that it was a Hunter Thompson haunt for years *** WOODY CREEK TAVERN NEW YEARS EVE 2021

CHICA:   NEWLY OPEN  at the gondola plaza.   Try the flaming skull with lava cake.   ...  helmed by Celebrity Chef Lorena Garcia features classic renditions and signature interpretations of Latin American cuisine.

UPDATE:   Acqualina/ Duomani is under new ownership by Aspen Hospitality Group, with majority owner Carlos Solorzano-Smith (former sommelier at Matsu)

NEXT FOR JIMMY'S?   The replacement to Jimmy's on Hopkins will be a Mexican concept by MML Hospitality, the same group that opened Clarks Oyster House in the Little Annie's space on Hyman.    Opening next summer 2022.

ANOTHER ONE BITES THE DUST:   Su  Casa/  Erics Bar/  and The CIgar Bar are closing after 30 years.   Mark Hunt has added it to his portfolio of vacant properties along with Red Onion, Main St bakery, 204 S.Galnea, Buckhorn Arms, and Rhinos Pizza.  

UPDATE:  L’Hosteria and Tatanka:  new ownership by Eli Hospitality.  L'Hosteria ownership also includes local Raphael Derly of French Alpine Bistro/Creperie duVillage.   Eli Eats' owners David and Jennifer Millstone live locally in a fabulous Hansen-renovated view property in Aspen.

CATCH STEAK:   is finally open.  I've written about it here in AspenINTEL's  restaurant updates at least 4 times.  We had an outstanding meal there recently.  Check it out!

LOCAL COLOR

REAL ESTATE NEWS

PRICING TRENDS:   With the nation-wide lack of inventory, and our valley-wide inventory crisis,  any new listings are being priced above sold comps.   That includes those that "just closed" merely a couple months earlier.   Consequently, the Aspen/Snowmass resort real estate market is seeing record high purchase and lease prices.   

***For example, I sold a core condo recently for an owner with a record price of $3,802 per sq foot.  Now 3 months later,  that record price looks like it may be eclipsed by another unit in the same building eventhough the subject property would normally be massively discounted for lack of similar improvements.  But that would be in a normal market.

Also worth noting is that the price for transfer development rights (TDRs) reached a record price on Dec 8 of $1.8mm, mainly because there are none to be found.  These TDRs are often needed for those building or expanding.  So a  "rural and remote" zoned property owner can sell their development right to a qualified 'receiver' site in denser areas.  (it's complicated, but for more, click here)

Further impacting local real estate is the Aspen city council's recent emergency moratorium December 9 on buliding permits, remodel permits and short term rentals for up to six months.   On Tuesday, the Aspen Board of Realtors filed a lawsuit against the City of Aspen challenging the “emergency” moratorium.    It's especially difficult bc the City says it wants to involve those impacted:  homeowners, renters, real estate professinals,  architects, land planners, engineers, property managers, housekeepers,  construction workers etc..   But this did not happen.      

 ***AND for property owners in unincorporated Pitkin County, new regulations are on the horizon.
